As an Assistant General Manager in Starwood Retail Partner’s General Manager Training Program, your objective will be to train under the General Manager in order to gain the necessary knowledge and experience to become a General Manager in the portfolio. AGMs are in training for approximately 18 months to advance to another role within the company as an opportunity warrants and must be available to relocate following the training period. Training locations include: Willow Bend Mall located in Plano, TX & Wellington Green Mall located in West Palm Beach, FL.
The AGM will assist the General Manager in the overall operation of the shopping center, accounting and asset management responsibility, preparation of budgets and business plans; prospecting for local, regional, permanent and temporary leasing; coordination of the specialty leasing program; establish and maintain retail relationships, oversee personnel; develop on-site staff and interacts with corporate staff to accomplish special projects and involvement with the community. Shares in responsibility for maintaining the physical integrity of the Center, creating an environment that enhances customer satisfaction and tenant sales. Primary focus is to increase the value of the Center by increasing its Net Operating Income with minimal capital invested.
Assist in managing the shopping center facilities in all the following functions which ultimately fall to the responsibility of the center’s General Manager.
Administer leases and reciprocal easement agreements
Maintain common areas
Secure common areas
Collect rentals and recovery charges
Prepare various reports requested by corporate office
Negotiate and administer contracts
Assist in preparing the annual center budgets.
Forecast annual income and expenses for the center on a periodic basis
Approve disbursements in accordance with approved annual budgets
Maximize income generated by the center
Be knowledgeable about and participate in the leasing efforts of the center
Assist in leasing space to specialty/temporary retail merchants
Assist in coordinating overall leasing effort with the corporate leasing representatives to establish quality tenant mix
Assist in negotiating and administering lease amendments
Assist and manage center personnel.
Supervise and direct the Marketing staff on issues of adverting and marketing for the centers
Supervise and direct the Operating Managers in the operation of maintenance and mechanical systems for the center
Supervise and direct the Administrative staff
Responsibilities may include hiring and training employees; planning, assigning and directing work; appraising performance, rewarding, counseling and disciplining employees; addressing complaints and resolving problems
Maintain relationships with all retailers and tenants at the center.
Obtain feedback on sales trends and provide to SRP corporate
Address any operational concerns as needed
The successful candidate will be a professional that can demonstrate the ability to learn and execute on those tasks related to the AGM/GM role listed above. Previous experience in mall management is a plus, but not required.
Experience and Training:
A Bachelor’s degree business or related field.
3-5 years related experience preferred or equivalent combination of education and experience.
