Real Estate Manager
Real Estate Manager manages the acquisition of locations from site selection to lease execution for selected markets. The Real Estate Manager maximizes business profitability through the selection of optimal locations, provides the first impression of Edge Fitness with landlords, and is the primary point of contact for all interactions.
Duties & Responsibilities
The Real Estate Manager leads a cross functional team of professionals through market analysis, site selection, site due diligence, LOI/Lease negotiations, business plan development, and approvals.
Source and qualify site opportunities by analyzing competition, demographics, zoning, costs and other measures to identify the best long term profitable locations.
Manage a network of brokers to source sites.
Travel to market areas to gain market knowledge, visually inspect and evaluate proposed sites and assess competition.
Develop trade areas, membership assessments and early financial profitability models.
Prepare reports and present findings, recommendations and updates to senior and executive management for approvals.
Identify and negotiate Preview Center space including zoning, if required.
Maintain pipeline of sites, update reports and provide overview and recommendations to executive leadership.
A four year college degree in real estate, finance, business or equivalent experience in related field
Five to seven years of experience in commercial real estate negotiation including retrofit and build to suit development in a retail, grocery, restaurant or equivalent experience.
High-energy individual who is able to work semi-autonomously, comfortable with ambiguity and embraces change.
Experience in a rapid growth company or start up, and demonstrates a “roll up the sleeves” mentality.
Strong decision-making and problem-solving skills. Demonstrated ability to define problems, collect and analyze data, establish facts, draw valid conclusions and recommend solutions.
Quantifiably demonstrated track record for opening new markets & high penetration rates
Experience with developing demographic models, manipulating Excel models, trade area development, sales forecasting, and GIS knowledge.
Strong communication (oral and written), interpersonal and relationship-building skills with ability to make presentations to Senior Management.
Strong MS Excel, PowerPoint, and Adobe Acrobat skills with an ability to adapt learning to incorporate new technologies.
Strong project and time management skills.
Must possess a valid drivers license.
A passion for fitness is a plus.
Position type & expected hours of work
This position may require up to 50% travel involving overnights.
