Our client is a major regional, full-service real estate developer in the Washington DC metro area.
The client is seeking a high energy, motivated individual to direct the Retail Leasing team during a time of significant change in the retail industry. The person will work collaboratively within the Retail Leasing team and with members of the Development, Asset Management, Legal, Property Management, Marketing, Finance, and Tenant coordination groups as well. To that end, the VP – Director of Retail Leasing is a “player-coach” who:
Leads and manages all aspects of the Retail Leasing Department; and
Has direct project-level responsibility on various existing and planned centers of the Company.
Leadership and Management Responsibilities
The VP – Director of Retail Leasing will be responsible for managing a staff currently consisting of Leasing Representatives and Administrative support. This individual will drive the Retail Division’s revenues and help it grow and complete compelling new projects. As such, this individual will be responsible for helping the team meet its leasing objectives and grow its proficiency and capabilities. More specifically, they will:
Work with the leadership of the Retail team to help develop/update strategic leasing plans and priorities for all projects. Individual must remain current with national trends based on first-hand experience as well as research.
Maintain a professional and positive atmosphere that permits the highest level of departmental performance.
Works with key stakeholders ensuring that resources, technology, and processes are in place to maximize the Retail Division’s effectiveness.
Demonstrates business, financial and administrative acumen at a departmental level.
Builds on the existing confidence, trust and respect for the Retail Leasing Department among internal stakeholders such as the Legal, Development, Asset Management, Property Management, Finance, Lease Administration and especially with Marketing.
Coordinates and cooperates closely with the Marketing team.
Must be influential, timely and effective in communication, conflict resolution, and problem solving.
Builds trust with tenants and brokers.
Conducts performance appraisals, compensation/budget reviews, competency reviews and establishes and monitors department goals and individual performance objectives align with Company and departmental goals.
Retail Leasing team members but be able to prioritize leasing goals and reassign those priorities as needed,
Supervises and manages the Retail Leasing team’s part of the annual business plan cycle and all reforecasts for operating projects.
Prepares and presents materials for quarterly meetings.
Leads SWOT for all projects.
Develops strategies that take advantage of strengths and counters weaknesses.
Motivates the team to general results that drive rents, minimize leasing capital and increased the occupancy rate.
The VP – Director of Retail Leasing will also have individual leasing assignments on specific projects. She/he:
Develops an in-depth working knowledge of all properties, while understanding the goals of objectives of each.
Keeps current on all marketing trends and changed in the retail industry.
Reviews property reports on a monthly basis. Investigates and resolves all discrepancies.
Develops relationships with outside brokers and tenants.
Responds quickly to leasing inquiries, obtains and forwards information to prospective tenants.
Canvasses new tenants
Maintains current market information related to the competition
Negotiates and drafts letters of intent and other correspondence as required
Assists Legal in lease negotiations
Prepares leasing status reports and lease summaries.
Attends all meetings and events associated with the real estate industry.
Works will other divisions to ensure tenant expectations are exceeded.
Update the company on marketing and technology tools that might improve the company.
Work with property management to track knowledge of all properties and each tenant’s performance and likelihood of renewing/living out the terms of their lease.
Be aggressive in identifying deal opportunities and presenting space to prospective tenants.
Work as a team with other members of the leasing team to provide assistance and back-up for leasing at other properties.

Have 10 years or more of retail leasing experience, primarily on the landlord side of the business on development and stabilized assets similar to the Company’s.
Have a strong Washington, DC metro area market knowledge.
Have a bachelor’s degree or better.
Have strong computer skills with proficiency in Microsoft Word, Excel and Outlook.
Must be a self-starter with the ability to work independently and also as part of a team.
Must be detail oriented.
Must have analytical and problem solving abilities.
Must have strong communication skills.
Must have strong people skills.
Must understand the interplay of demographics and marketing in driving projects.
Understands the financial implications of deals as they relate to the Company and their return expectations.
Additional Salary Information: Significant base salary and six figure bonus
