Our client is seeking a Property Manager to initiate and supervise the daily management properties within an assigned portfolio.
Responsibilities include, but are not limited to:
Tour assigned properties regularly to assess general welfare, appearance, cleanliness, and Note building repair items and anticipate maintenance problems (parking lot deterioration, roof repairs, loose signage, etc.)
Complete monthly property inspection reports
Bid, negotiate and supervise contracted services for all properties (landscaping, cleaning crews, parking lot sweeping, dumpster service, security service, etc.)
Assist with insurance claims
Assure compliance with ADA, environmental, building, and construction codes/ordinances
Monitor energy consumption to conserve energy at each property
Ensure tenant compliance with the requirements of the lease – operational and functional
Maintain communication with tenants in order to assess their needs, concerns, and business activity
Field tenant repair calls, write work orders and contact vendors for necessary repairs
Respond 24 hours, 7 days per week to any tenant issue or property emergency
Prepare quarterly Management Summary Report for Executive Management
Prepare monthly inspection report for each property
Provided Business Partners, Insurance Carriers and Staff with current certificates of insurance on both the tenants and vendors for all properties
Authorize and control property expenditures within the approved annual budget
Approve invoices for payment within the approved annual budget
Assist in preparation of the annual operating budget for each property
Schedule budgeted projects within the appropriate timeframe as established in operating budget
Review General Ledger each month/quarter to ensure expenses have been allocated properly
Coordinate with other company departments as needed.
