Utilizes advanced skills to perform complex preventive maintenance and corrective repair of HVAC systems, including BAS systems associated with mechanical systems. Working under limited supervision, monitors building system operations and performance. Utilizes skills in heating, ventilation and cooling and refrigeration equipment. Will work on Variable Frequency drives; investigate/Troubleshoot operation, diagnose possible issues, program/install if necessary, usually with the assistance of a senior level technician where needed.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
Inspects building HVAC systems to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client. May oversee and inspect the work performed by outside contractors.
Performs assigned repairs, emergency and preventive maintenance. Completes maintenance and repair records as required.
Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.
Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
Can interface with a Building Automation System to analyse/resolve issues pertaining to the HVAC mechanical system in a building or campus of buildings. Responds quickly to emergency situations, summoning additional assistance as needed.

EDUCATION AND EXPERIENCE High school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school training.
CERTIFICATES AND/OR LICENSES Will possess: A Universal CFC card, aka section 608 certification. To allow employee to handling refrigerants. Either an 06A Trainee or Journey level license for the State of Washington Labor & Industries
