JOB SUMMARY -
The purpose of this position is to lead individual, multi-disciplined real estate Move/Adds/Change (MAC) project solutions for clients, in the Nashville area, with direct accountability for project delivery.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Oversee all aspects of MAC projects and coordinate all internal resources and contracted services. Manage individual project schedules, budgets and space efficiencies, taking corrective actions when required to meet project goals.
Monitor all facility space requests and communicate occupancy strategy as provided by client facilities.
Prepare the appropriate documentation to obtain client and municipality approvals as required. Utilize client systems and technology solutions as required.
Establish and maintain written standard operating procedures for small project Move/Adds/Changes (MAC) services. Comply with all local, state and federal laws and ordinances and client policies.
Interfaces directly with clients to define Move/Adds/Changes (MAC) project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification.
When required meet with designated business unit representatives to ensure that the needs of impacted groups are fully understood.
Identifies project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard request for proposals; completes bid analysis; recommends resources to clients.
Leads project delivery resources/team providing project guidance and direction to achieve project goals.
Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitates project meetings.
Coordinate all internal client resources (IT, Security etc.) and contracted services with effective communication to ensure projects are completed in a cohesive manner with minimum disruption.
Be present during moves to ensure smooth, responsive and successful move execution. Develop and implement escalation and resolution procedures to respond to issues that arise during the physical move
In project execution, serve as primary liaison with Business Units to ensure move schedules are understood, communicated and aligned with critical needs. Report any scheduling or implementation conflicts to client and resolve conflicts promptly and professionally.
Maintain all required project files using client tools, schedules and budgets up to date and available for review by client management.
Implements project documentation governance aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.
Tracks progress of each MAC project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Creates action plans to meet objectives, budget and schedule.

SUPERVISORY RESPONSIBILITIES
Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.
Manages 3rd party project delivery resources/team. Responsible for identifying training needs, tracking performance, coaching, and motivating team members.

EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study.
Minimum four to six years of related experience and/or training.
CERTIFICATES and/or LICENSES
PMP (US and/or Canada) and LEED AP preferred.

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.
FINANCIAL KNOWLEDGE
Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
OTHER SKILLS and ABILITIES
Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.
