DESCRIPTION/RESPONSIBILITIES:
Job Overview:
This mid-level position will expose the employee to a wide range of tasks, experiences and responsibilities associated with management of the day to day operations of bank properties. Corporate Real Estate is defined as that real estate, including the buildings, improvements and functions utilized by the Bank in the conduct of its business. Candidate will be responsible for providing analytical and administration support directly to the Vice President/Corporate Real Estate Services, and providing senior level management to all activities associated with physical property management, occupancy related expenses for each assigned building and supervision of inhouse maintenance staff, third party vendors and contractors contracted to perform various facilities services. The unit also manages relations with occupants, completes capital and expense projects, handles environmental issues and critical building infrastructure equipment (i.e., UPS, generators, sprinkler and fire suppression systems) to support 24/7 business operations.
Principle Activities and Duties:
•Manage the day to day maintenance operations of bank properties including all contracted service providers: janitorial and landscaping/snow removal vendors and maintenance technicians. Ensure corrective actions are taken promptly as necessary.
•Lead and implement environmentally friendly and sustainable energy initiatives, building evacuation programs and other strategic sourcing programs which seek to achieve operational improvements and impactful cost savings opportunities.
•Assist VP/Corporate Real Estate Services in the development, monitoring and analyzing of actual operating expenses for corporate real estate properties both owned and leased.
•Ensure customer focus within all areas of operational activities and maintenance of effective relationships with key internal customer contacts and third-party vendors.
•Inspect building structures to evaluate and determine the need for repairs, renovations, or capital planning purposes.
•Evaluate building utility consumption to minimize operational costs.
•Maintain vendor/contractor/property files including insurance certificates, tax ID information and general correspondence.
•Assist the VP/Corporate Real Estate Services in working with outside architectural and engineering firms to implement planned renovations and capital projects.
•Assist the VP/Corporate Real Estate Services in the forecasting of Capital and Operating Expenditures.
•Seek to achieve organizational effectiveness in the scheduling of facilities activities to ensure daily work and special assignments are completed to ensure customer satisfaction.

Qualifications:
•Minimum of 7 years’ work experience in all aspects of facilities maintenance management is required. Real Property Administration (RPA) Designation and/or Certified Facilities Manager (CFM) a plus
•High school diploma/GED required. College degree strongly preferred.
•Strategic sourcing programs for building related services and products.
•Ability to manage multiple concurrent objectives, projects or activities making effective judgements prioritizing and time allocation.
•Ability to work both independently and in team settings.
•Must possess the skills to supervise and motivate employees.
•Strong organizational, leadership and management skills.
•Excellent oral and written communication skills.
•Strong discipline of financial management including budgeting and forecasting.
•Proficient in all phases of building operations including electrical and mechanical systems.
•Proven ability to manage client and vendor relationships.
•Must possess a valid driver’s license.
