As the Maintenance Supervisor, you will be responsible for supervising and coordinating the activities of your maintenance team to ensure all upkeep, inventory, and repairs of the property.

Duties Include:

• Lead the maintenance staff by delegating and participating in the diagnosis of problems and replacement and repair in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliances.
• Schedule and supervise all in-house and vendor work.
• Responsible for the inventory, ordering, and delivery of all necessary supplies and equipment
• Assist in annual budget preparation and monitor and control utility, repair and maintenance, and capital expense per budget.
• Ensure timely and effective property maintenance to enhance and maintain its curb appeal and that all vacated apartments are thoroughly restored to "make ready" status promptly.
• Share on-call rotation with other service staff and backup Service Technicians as needed.

Requirements:

• Minimum of 2 years of prior apartment maintenance experience
• EPA/HVAC certification
• Experience completing work orders and preparing make-ready units
• Basic knowledge of electricity, plumbing, carpentry, painting
• Availability for On-call and weekend availability rotation
• Valid DL
• Previous supervisory experience
