Job Purpose | Serves as campus Senior HVAC Technician and HVAC Building Automation System Specialist. Performs work of considerable difficulty in the operation, maintenance, repair, and installation of building automation systems and HVAC controls. This includes troubleshooting and performing maintenance services on all types of control systems associated with commercial building automation, including information technology, safety, security, energy management, digital, electronic, electro-mechanical, and pneumatic. Tests, troubleshoots, diagnoses and repairs all types of building automation system equipment and software as detailed above. Provides highly technological expertise as a liaison and point of contact for system controls with manufacturer representatives, building automation service contractor (currently CMI) or other technical support staff for advanced/complex electronic and state of the art systems. Responsible for monitoring complex system operations, identifying problems or malfunctions in equipment and initiating corrective action, appropriate maintenance and repair; and provides expert advice/guidance to other staff that may be working with these issues. Responsible for troubleshooting, diagnosis, maintenance, repairs, overhauls and operation of all electro/mechanical systems and equipment for commercial chiller systems. This would include HVAC and emergency equipment and controls, fan and blowers including troubleshooting of motors, fan coils, VAV’s heat exchangers, boilers, chillers, cooling towers, air conditioning and pumps, etc. for water and reciprocation, air cooled chillers; helical screws and centrifugal equipmen |
Minimum Requirements | Must have High School diploma (or GED) plus five (5) years of applicable experience in building automation systems or associate degree in a closely related technical field from an accredited program and three (3) years of applicable experience. Candidates with an equivalent combination of experience and/or education are encouraged to apply. Ten (10) years of overall experience working with building automation systems consisting of technical experience repairing, performing maintenance, installing, modifying, calibrating, certifying, or fabricating equipment and facilities related to the work assignment is preferred. Three (3) years of experience in low voltage or HVAC equipment installation and repair and five (5) years of experience working with fire and electrical systems is also preferred. Over three (3) years of experience servicing both water and air cooled chillers; helical screws and centrifugal equipment is desired. Must be experienced in the installation, maintenance, troubleshooting and repair of heating, ventilating and air conditioning equipment. Must have knowledge of chilled water applications. Must have knowledge of Electrical/Pneumatic/Variable frequency drives. Must have EPA 608 and R410A certifications. Must be able to complete records and paperwork associated with repairs/installations. A valid SC driver’s license, or the ability to obtain one within 30 days of employment, as the employee will be required to drive state vehicles to transport equipment and/or personnel. |
Required Knowledge, Skills and Abilities | Must have knowledge of heat transfer and fluid flow and the application of mechanical devices used for delivery of ventilation, steam, chilled water, hot water, and dehumidification. Knowledge of air and water balance procedures is required. Must have the ability to read and interpret blueprints, flow charts, schematic and ladder diagrams, and control sequences, which may also involve various software languages and formats.
Ability to analyze complex control sequences and resulting operations, and to develop innovations that solve difficult technical problems is required. Must have the ability to acquire, through training and on the job experience, specialized knowledge in rapidly changing technology and applications. Must have the ability to analyze trended data of energy, safety/security and HVAC equipment systems to troubleshoot and repair various system components. Extensive knowledge of security, fire, HVAC, safety, electrical, low voltage and control/interlock wiring systems is required. Knowledge of applicable building and electrical codes is also required.
Must be proficient with programming in supervisory software. Ability to operate, maneuver and/or control the actions of electric and gas powered service equipment, hand-held diagnostic tools specific to the trade, shaft alignment tool and standard mechanics tools is required. Must have knowledge regarding the handling of chemicals, refrigerants and industrial gasses. Should have considerable knowledge of advanced/complex HVAC and Mechanical equipment, Variable Frequency Drives (VFDs), Building Automation Systems (BAS), electronic/pneumatic controls, air and water cooled chillers, central station air handlers, DX Systems, motor starters, tools, work procedures, and safety practices used in HVAC equipment maintenance and repair. Must have the knowledge, skill, and ability to operate computerized web-based HVAC control and energy management programs to monitor and adjust temperatures in campus buildings. Must have the ability to understand and utilize complicated control systems using building automated system to diagnose and troubleshoot system failures and mechanical malfunctions. Must be able to articulate and have good communication skills.
Position requires strong computer skills and working knowledge and experience in using e-mail and Microsoft Office (Word, Excel, Outlook, etc.). Experience in utilizing on-line work order systems is a plus. Skill with electronic devices such as iPhone and iPad is preferred. Must be able to follow oral and written instructions. All employees at the College are expected to perform their jobs in a safe manner in accordance with best safety practices as prescribed by their department, the Office of Environmental Health and Safety, and the Occupational Health and Safety Administration training as provided by Facilities Management at the College of Charleston. |
Additional Comments Regarding Position | Must be able to perform duties as described and work both indoors and outdoors in all types of weather. Must be able to work in close quarters, climb ladders/stairs, enter/exit hatches, and work on rooftops. Must be able to work in areas of excessive heat/cold and lift or move furniture, objects, heavy components, and equipment weighing up to 50 pounds. Overtime and call back work is required after normal working hours and on weekends as needed. May be required to be on campus prior to and immediately following all emergencies such as hurricanes, floods, snow/ice storms, etc. |
