Location: Maple Grove, MN (Eligible for hybrid schedule)

Summary:
This position provides supervision, leadership, guidance and support to all land rights field representatives through excellence in communication and working closely with the department manager to set goals while ensuring coordination with the supervising manager, transmission permitting.
This position is also responsible for acquiring land rights necessary for the construction, operation and maintenance of Great River Energy’s (GRE’s) transmission system.

A typical starting range for this position is $131,000 - $187,000 + annually. Responsibilities: Job responsibilities include, but are not limited to:
Supervise, coach, provide work direction, guidance and training as the subject matter expert to land rights field representatives to maximize productivity, consistency, teamwork and employee engagement.
Provide work direction and project assignments to land rights’ staff and contractors. Ensure allocation of land rights resources provide sufficient project coverage.
Provide input and/or recommend GRE land rights’ processes, procedures, and methods to maintain work group consistency. Collaborate with the department manager on implementation of changes.
Lead project land rights representative for acquiring governmental approvals and land rights needed for transmission projects.
Lead, direct, oversee and manage land rights acquisition of assigned projects, including overseeing and managing land rights consultants/contractors.
Lead the Project Route and Selection Committee through the process of rating routes, analyzing route issues, preparing a route matrix and the decision maker for selecting preferred transmission line routes.
Lead preparation, maintenance and control of appropriate files and records for all easements, agreements, permits and real property held by GRE for all transmission, generation and associated facilities.
Travel to project area to settle crop and damage claims; and when appropriate, accompany transmission construction individuals and/or contractors on final construction contacts with landowners.
Project lead for determining the use of eminent domain for project acquisition. Represent GRE and testifies under oath in court for GRE actions pertaining to eminent domain including depositions and other regulatory activities.
Work with department manager to set division land rights strategy.
Qualifications:
Bachelor’s degree in real estate, engineering, technical degree, or related field.
6+ years of transmission right-of-way experience required
OR
2 year real estate, technical degree in engineering, civil technology or survey
AND
8+ years of transmission right-of-way experience.
A real estate license or in the process of obtaining a license is preferred.
Must have a minimum of 2 years of supervisory or leadership experience (formal or informal).
Must have a minimum of 2 years managing large transmission projects.
Membership of International Right-of-Way Association is recommended.
Must maintain a valid MN Driver’s License.
Knowledge and experience in all facets of land acquisition including easements, fee acquisition, leases, permits, etc.
Knowledge of real estate law, governmental policies, land use planning and eminent domain is required.
Knowledge of transmission design and construction procedures as well as ability to interpret engineering drawings.
Knowledge and basic understanding of EMF issues.
Skill in training and guiding other employees.
Ability to utilize strong negotiation skills.
Ability to effectively work through controversial issues.
Skill in conflict resolution including the ability to address difference of opinions or facts and use of the most appropriate method to reach an effective solution.
Skill in developing and delivering effective presentations.
